Our Process
Our Process
Building a home is a big step, and we’re here to make it feel manageable and rewarding. At Greenwood, we work with trusted partners and a clear process so you always know what comes next. From your first visit to move-in day, our team is here to guide you and help bring your new home to life.
Building Your New Home
Find Your Community
At Greenwood Homes, we believe home is more than four walls. It’s the neighborhood where you walk your dog in the morning, meet friends at a nearby café, and watch your kids grow up surrounded by familiar faces.
Our communities are thoughtfully planned in some of the most desirable areas in and around Charlottesville, Raleigh-Durham, and Hampton Roads. Each neighborhood is designed to feel complete from day one, with thoughtful layouts, walkable streets, and amenities that make everyday living easier and more enjoyable.
We create spaces where neighbors connect, and individuality shines. Whether you’re drawn to trails and green space, a bustling town center, or quiet cul-de-sacs, you’ll find a community that fits your lifestyle and feels like home.
Select Your Floor Plan
Once you’ve found your community, it’s time to choose the space that feels just right. At Greenwood Homes, our floor plans are designed for real life—from cozy mornings in the kitchen to lively weekend gatherings with friends and family.
Each plan is thoughtfully crafted to offer flexibility and flow, so your home fits the way you actually live. Open living areas, well-placed windows, and smart storage solutions are just the start. Whether you want extra room for a home office, a place to entertain, or a quiet retreat at the end of the day, you’ll find a plan that suits your lifestyle.
We make it easy to explore options, visualize how each space can work for you, and choose a layout that feels like home the moment you step inside.
Select Your Homesite
Once you’ve decided on a neighborhood and floor plan, it’s time to pick a homesite. Finding a lot you’ll love and that fits your needs is just as important as finding the right home design. Our team will help you navigate the available choices that will fit your chosen floor plan and visualize the results, so you can be confident in your decision.
Fine Tune Your Home's Layout
After selecting your floor plan, the next step is deciding which structural options best fit your lifestyle. This is where you’ll make key choices about how your home is laid out before construction begins.
You’ll review all the available options for your chosen plan. That might include features like a screened porch, a first-floor guest suite, or an alternate bathroom layout. Our team will walk you through what each option looks like, how it changes the layout, and what it means for your budget.
By the end of this step, your floor plan will reflect the way you want to live, setting a solid foundation for the design choices to come.
Personalize with Design Options
With your floor plan and structural options in place, the next step is choosing the finishes that make your home feel uniquely yours.
You’ll meet with our expert design team at the Greenwood Homes Design Gallery, where you’ll see and touch a wide range of carefully curated options for flooring, cabinets, countertops, lighting, and more. During your appointment, our designer will walk you through each selection, help you understand how choices work together, and make sure everything aligns with your style and budget.
We partner with trusted brands like Kohler, Kichler, Timberlake, Shaw, Dal-Tile, and Frigidaire to offer quality finishes that stand the test of time. From modern and streamlined to warm and classic, you’ll have the flexibility to personalize your space without the stress of sorting through endless options.
By the end of this step, every detail of your home’s interior will be thoughtfully selected and ready for construction.
Watch Your Home Come to Life
Once your selections are complete, construction begins. This stage typically takes about 6-8 months and includes a few scheduled meetings so you can follow along as your home takes shape.
1. Pre-Construction Meeting
You’ll meet with your Neighborhood Sales Manager and Construction Manager before building begins. This is your chance to review your floor plan, options, and timeline together so everyone is on the same page before we break ground.
2. Pre-Drywall Walkthrough
Once framing, plumbing, HVAC, and electrical are installed—but before drywall goes up—you’ll meet on-site with your Construction Manager. You’ll walk through the home, review what’s behind the walls, and confirm that your options have been installed as planned. If you’d like, this is also a good time to schedule your own private inspection.
3. Final Walkthrough
Right before closing, your Construction Manager will walk you through your completed home. They’ll show you how everything works, review important maintenance tips, and go over your warranty information so you feel confident and prepared on move-in day.
After this final step, your home is ready for move-in day!
Close on Your New Home
At settlement, you’ll review and sign closing documents, pay any outstanding fees associated with the closing or towards your total down payment, and get your keys! Then it’s time to move in, lay down the welcome mat, and start making memories in your new home.
